First Western Trust Bank is pleased to announce the successful sale of the 4,251-acre Three Meadows Ranch to a collaborative community partnership that includes Eagle County Open Space and Natural Resources, Pitkin County Open Space & Trails, and the Aspen Valley Land Trust (AVLT). This landmark transaction, finalized on February 19, 2025, represents a significant step forward in regional conservation efforts, ensuring that this ecologically rich landscape remains protected for future generations.
Located along Cottonwood Pass in Missouri Heights, Three Meadows Ranch serves as a vital ecological corridor, supporting a resident elk herd of over 300 and encompassing high-priority habitats identified by Colorado Parks and Wildlife. The conservation effort guarantees the permanent protection of a diverse landscape featuring sagebrush, wetlands, aspen forests, and critical wildlife habitats. Additionally, the property contains substantial water resources, including multiple ponds, springs, and senior water rights from Cottonwood Creek, further enhancing its environmental significance.
